    We moved house on 31 August into a property built in 2001. Our street has a mix of housing types and styles. All the bungalows are Band D, and all the houses Band G, despite differences in the property and plot sizes. Our house is a 4 bed with a single garage design. Other houses are 5 or 6 bed with double garages. Many are significantly larger, and currently valued over £100,000 more than our property, despite being in the same Council Tax band.

    Using the 1991 House Value Estimator on MSE gives an extrapolated 1991 value of £91,100.

    We are currently in Band G (£106,001 – £212,000), but I feel we should appeal to be re-banded as Band F (£80,001 – £106,000).

    What is the risk here? My appeal can be accepted and I can go down a band, it can be rejected and remain the same, but it is VERY unlikely to reassessed as Band H (212,000+).

    We did appeal against ours – and got a refund. There is a site (I’ve lost the link) where you just enter the details and see what happens. At the worst it will be rejected and you will stay on your current band. To increase it the council will need to justify why yours has gone up.

    I successfully appealed against my council tax, when I bought my first house, which was a 2-bed terrace in a street of identical houses, all of which were band A while mine was inexplicably band B.
    I’d go for it.
