    for ….

    1 x replace & plaster ceiling (take down existing,new PB, insulation)
    1 x fit extractor (nothing in place at the minute)
    1 x fit 6 lights

    Room is a bathroom approximately 8′ x 12′

    Just curious.

    ceiling probably £200-£300

    lights and extractor £150-£200 depending on lights chosen.

    (all inclusive of materials and disposing of old ceiling)

    3 days x 2 blokes = £600
    1 x load at tip = £80
    Plasterboard & plaster 10m2 ish £75
    Insulation 3 rolls £45
    Extractor, duct & vent £60
    6 x downlights £150
    Electrician half day to wire in £60
    VAT @20%

    Total £1300

    Depends on what light fittings you have though (and whether you pay VAT on it)

    I took down a lathe and plaster hall ceiling which is larger than the OP’s bathroom – took me half a day and I took it to the local tip myself.

    2 blokes came in and reboarded the hall and plastered it, did up the stairs so where the stairs to the next landing had an artex surface and replastered that so smooth and also plastered over the artex on the next landing. Cost me £500 for the whole job including materials.

    Same bloke replastered my entire bathroom (walls and ceiling) for £200 including materials. Took him a day. (although no celing had to come down I had removed coving all around the edge plus some plaster where it had blown so he had to do two coats of palster in a lot of places.).

    Im a QS and that is max 2 days work for 1 person. Based on mates rates the £250 labour + materials isnt a million miles off. Double it for someone who you dont know e.g. £250 per day. The extract fan could be more problematic than it sounds as there will have to me making good internally and externally and also chasing for the fan, cut off switches etc.

    we paid recently £400 a room for full re-plaster, ceiling re-boarding etc including materials. From memory two plasterers took two days to do three rooms…

    Do you actually need to take the existing ceiling down – can you not just overboard? It won’t save a massive amount of money but it means you’re not having to do an incredibly dusty and dirty job – try as you might to avoid it, but the dust will still end up in the furthest away corners of your house!

    Depends who is doing the work and whether you’re prepared/wanting to do some work yourself.

    If you’re getting a proper builder in then you should budget £150 – £200 a day for each man.

    Taking down the ceiling and [properly] cleaning up will be half a day. Plus waste disposal.

    Insulation – assuming there’s ventilation above – is an hours work for mineral wool. 300mm will be needed to comply with current minimum standard. Vapour barrier underneath, then plasterboarding and then a plaster skim are another half day for two men (so a day). Although if you use half sized boards a single man could do this.

    Electrics should take half a day. Plus the fittings you’ve choosen. There will be a premium as a contribution to the hole cutter being used.

    Two and a half days in total so far. So £500 for labour and then materials.

    Assuming the property is in England or Wales then you’ll need Building Regs Approval for the insulation and the electrics.

    We had a ceiling done in a large room, reboarded, repainted and all cleared up. It took them best part of a week and cost us a round a grand I think. Don’t underestimate the most unbelievable amount of s**t that falls out of a lath and plaster ceiling. Still finding dust over a year later.

    I had my lath and plaster ceilings skimmed over, saved a lot of hassle & cost.

    Involves core drilling externatl brick work? Electrics etc. Suggest £300

    1 x fit 6 lights

    Low voltage halogens? £220

    Certification £50

    £870 plus vat. call it a grand! £700 is mates rates.

    (that is of course dealing with professional companies charging standard rates.)

    You could just board over the lath and plaster? Tearing them down is one of the most disgusting jobs I have done and I have done some pretty dirty things involving animals.
