to be fair, he's said he's surprised about their holding out for 245. he has himself said he was expecting their cutoff to be nearer to the 235 mark, which is far more closely alligned to the norm than this scenario.

Drac – I didn't expect them to take a 36K drop, but like I have said in my posts above, I didn't expect them to want 98% of the asking price after the property has gone unsold for so long either.
The house across the road from me was up for the same amount, didn't sell in 12months & is now off the market – some people just want to hold out for top dollar.
