Hi all, just wondering if anyone can help.

I let out a property and ended up ending a tenancy because of overdue rent.

To cut a long story short I am owed £800 by my ex tenant. We went through a mediator to agree this in which he has agreed to pay this at £50 a month in writing.

He didn't pay this so I spoke to a debt recovery agency who sent him letters with no response.

So basically I'm stuffed, it's not worth taking it to court because of costs is it?

Or is there another route I could go down?

I know what I feel like doing!

1. get a judgement from the small claims court
2. Wait for him not to pay it
3. Pay £20 to escalate it to the High court
4. Request enforcement by court enforcement officers at no cost to yourself - any available assets will be seized and your ex-tenant has no right to refuse them entry when they arrive unannounced

Total cost to you - £50

Yes the tenancy was ended legally.

Where do I get a judgement from the SCC from? Do I ask the debt recovery agency to do it or do I end my association with them and take it on on my own?

You can do it yourself however they may have a string of CCJs already and 0 assets. In such cases you end up getting nothing. I’d still do it, it doesn’t cost much and at least then you’ve tried everything.

Send him a letter saying he`s geting "NO PUDDING" you may well want to do a search on that one.
