    OK – I know this will be a another subjective answer. But here goes….

    Want to smooth all the ‘textured’ ceilings in a 2 bed house – How much (roughly) is it going to cost?

    Id budget about £100 a ceiling off the top of my head.

    Paid £200 two do the walls and ceiling in a 9’x9′ bathroom recently.

    He had to put a coat of ‘hardcote’ (?) on the celing first as the artex was heavily textured and then do a skim of proper plaster over the top.

    I reckon he would have charged probably £100 – £120 to do just the ceiling.

    so maybe £1.50 to £2 per sq ft?

    Depends, most I’ve had quote for a house I am renovating charge around £18 per square meter for boarding and skimming.

    This doesn’t include chipping off if its needed, and if you just need a skim they seem to charge £6 per square meter.

    If you are boarding it yourself, they are fussy buggers so you may end up paying twice if the edges are at all feathered.

    I recently fitted a 20sq mtr dropped ceiling in my kitchen and utility room it cost £80 for a mate do to it. usually he’d charge £150 – £7.5 a square meter

    paid £1100 for the same in a 4 bed house recently
    That was about 10 separate ceilings

    If you were thinking of getting spotlights or to move light fittings – get them done now (:

    As a time served plasterer,it is a ballache. If you pva/scrape back heavy artex you may be able to neg a better price. TBH I have seen me price not to get it.

    Not heavy artex – more a stippled paint/heavy paint I think.

    £200 a day including materials is what we paid. Everyone quoted about the same. That was for 7 days work though. LOTS of plaster!!!

    We decided to get some really low profile coving fitted and it looks quite smart – pleased we went for it now
