    It’s 6.5M sq felt and leaking. It’s cracked and old, not a patch up job anymore.

    Your opinions & experiences of the options please.

    And what should it cost?

    the material is less important than who does it. All can and will do the job, but a bodge job will ruin all of them.

    As for cost depends where you are. What state the flashings are in etc.

    I have a similar problem and posted about a week ago
    from the answers and my research I will be going with the rubber
    and doing it myself in the spring/summer.

    ^^^ Looks like you`ll be replacing the plywood as well then …

    Water seeps in and what actually gets through inside is only a tenth of whats actually happening as the timbers and plywood base soak up 90% of the water with the inevitable result ..

    Fix it asap would be my suggesting – trust me – ive done quite a few !!

    the difficult job isn’t felting or fibreglassing or installing the epdm, its making good the surface to bond to, and edge details ie flashings etc. unless you’ve got all the tools and expertise to do it in the day, pay the money and get an approved contractor in or a builder you can trust. any pics?
