Consider Karnedean, just had the downstairs done, it looks very realistic and warranty for 20 years

Real wood gets tatty really quickly, manufacturers would call it character, laminate is much more robust.

Good laminate will last for longer although if it's a decent thickness laminate on the real wood or even solid wood at least you can resand later. I think laminate is more resistant to imapcts as well.

Engineered wood = best of both worlds...Kahrs or similar.

I went for enigineered bamboo in our kitchen/diner and am really pleased with it.
