I understand that permitted development rights would allow building of a shed/garage/workshop of significant size to the rear of a property. I understand the 2.5m within 1m of property boundary.
Would I need planning (I suspect I know the answer) to build a much bigger shed on this plot, to the left of the house? The thought being to build a *big* one where the fence is, with new hard standing / drive to it - and convert garage...

Do a wee photoshop then come back.

If you put anything remotely garage like on that side its going to look awful ( although im sure going by alot of extensions round here thats a tick box that must be filled to get planning ! )

Does all the garden to the left of the house and the area behind the fence ( with the shed ) belong to this house ?

Edit : If it is I would be tempted to move the fence forward thus creating a much bigger back garden I have something similar at my place.

The new driveway/hardstanding would possibly need planning permission if not made to be permeable.

Worth asking your local planning department as modern housing estates sometimes have Permitted Development rights withdrawn. A shed in the position you suggest might end up projecting forward of the house as it fronts onto the road - which would mean PP was required. Check the

Permeability or otherwise of access does not affect the need for planning consent.

Is this in Scotland? Planning law varies quite a bit between England & Wales and Scotland
