If you’re using it in a commercial capacity to produce documents for a client, why wouldn’t you just pay for a legit subscription and pass that cost on to your client?
Or £620 buys a no-subscription copy from MS, and then make the customer pay for that instead

Those keys are from business volume licence agreements and are against Microsoft's t&c - they are very likely to get deactivated at some point in the future. You may be lucky and get £40 worth of use out of it before they do.
The old saying "if it seems to good to be true it usually is" applies just as much to cheap licence keys online...
