What do you recommend - lots of places seem to offer fixed pricing for this but I worry that these deals buy a 'number' of hours and that they would lose interest if things got complicated?

If fixed is the way forward - what sort of ball park figure (south Manc area)?

Buying or selling?

When I sold I went fixed price and it worked fine.

Did the same when I bought, but then paid a little more for more searches etc.

So if selling, fixed price is fine, if buying I would try get a good local solicitor.

I've always done fixed price. I pretty much thought that was the norm and I can't say I've ever felt that when it got complex (as again seems to be the norm...) that made any difference.

Did fixed price once, was ok until I needed to sign a document on the hurry up and the solicitors was miles away. I would always use a local solicitor now

my practical info is 10 years out of date but all good local solicitors gave fixed rate quotes normally higher for purchase than sale , less work and risk on a sale.

The work is normally routine so can easily be pre priced what is normally a complex pain for the customer involves little extra actual work for the solicitor.

I had about 10 years experience of conveyancing (and was rubbish at it)I can only recall 3 transactions where the actual legal work became complex so as to step outside the fixed price quote, one selling a property that was landlocked (ie surrounded by other properties with no rights of access over the neighbouring land) so that one sale involved the purchase and registration of two rights of access , the second was the purchase of a property with an apparent back access but in fact none and the third where as far as I can tell a company tried to borrow cash against land just as we were either selling or buying it so the land that changed hands was subject to a massive mortgage that no one knew about not my mistake but I had to pay the excess on the insurance policy on that one. on the three examples above only the landlocked client was hit for the extra cost.

I'd avoid online going by my experience, but fixed price hasn't been an issue
