MegaSack DRAW - This year's winner is user - rgwb
We will be in touch
Side of the house, above the landing window- it only leaks through/drips above the window internally in high wind and rain. Not under normal heavy rain. Thoughts??
Wind driven rain will penetrate dodgy pointing and run down the outer leaf of your wall. IIRC BRE even published recommendations for areas where that would cause issues with cavity wall insulation (blown fibre type). So check the pointing above the window.
We had this, I sealed around the window frame and it stopped. Be sure it's the bricks before you take action.
Could be an issue with the cavity tray, it's either full of mortar, rubble, built up over time, or it may be damaged. Or both.
I have heard of this before. Not experienced it though.
Blocked trickle vents?
Cavity tray would be my guess if the externals looks sound
Masonary bees
Pointing, or may be blocked weep joint leading from cavity tray above the window would be a guess.
It was pointing and a few old drill holes for us. Water would piss in, so surprising how a few small holes can make a big difference. Sealed them all up and it stopped.
Hairline cracks are amazing at letting water into a building (capillary action): Get some of the clear sealant that works on wet or dry surfaces eg Bostik Allweather Sealant (not silicon as it peels away)and fill them. cavity tray issues likely but if the water can't get in then you should be fine.
Probably hasn't got a tray in, trays especially in upstairs windows rarely build up enough water to leak to that degree unless it's a proper bodge. How old is the house?
We had exactly this.
Wind was driving the rain behind the flashing of a conservatory roof, and it literally poured in.
We had just bought the house, wife in tears, builder couldn't give a shit.
Brushed the mortar the flashing was in with that brick waterproofing stuff, and it didn't happen again.
