[Closed] Will adding a second 'bedroom' increase the value of my house?

I currently live in a 1 bedroom, 1 box room flat with a decent sized kitchen. I'm considering moving the wall on the boxroom, which will make the kitchen smaller, but still leave it large enough for a decent sized table.

Box room would then be converted to a second bedroom, with a canopy bed (I have very high celings). I can't advertise it as a second bedroom as its not got an external window, but it'll be easily large enough to act as a guest room.

Would folks find that more appealing than the current set up as planning to upgrde later this year?

Is that all the rooms or is there a decent lounge as well? Generally adding a proper 2nd bedroom to a 1 bed flat will add value. The missing window might be an issue though.

Could you fix a single bed in the boxroom now? If so, then I'd say don't bother.

Can you get a bed in the box room currently?

+ if it wont have its own window, I certainly wouldn't pay more for it.

No, if it wont count as a bedroom anyway it won't add any value.

Will it add more to the value than the cost of the work.

High beds in a small room make it feel tiny and pronbably more like a box room than it did before.

As above can you chuck a single "day bed" in?

Or go niche and add some chains and shackles to the walls

How about absolutely nailing the storage?

Washing machine etx in the bottom then proper storage shelves for boxed items winter coats etc.

makes the res of the house feel lighter and begger if all the odd stuff is out of site.

I agree with midlife ... swap kitchen and box room... they must be next to each other so easy enough to do.

Quite a common modification in a Glasgow tenement flat is to knock through the living room and kitchen recesses to form a small kitchen without any windows and then convert the old kitchen to a bedroom

You can't have a bedroom without a window....it contravenes Building Regs.
