Our neighbour is getting on a bit, and has offered to sell us a portion of her garden. The thing is neither of us have any idea what it's worth.
Is there any data base of such transactions, like the Land Registry?
Might local estate agents or solicitors know?
Or, anybody here have a clue? It's in N Nottingham, in a residential block, with no access and no chance of planning to build. About 70m2.

Not easy. If there's no chance of planning, and therefore building, it's worth what someone is prepared to pay. If you're the only possible buyer, just offer what you can afford, see what happens. You could ask an estate agent how much extra your house will be worth with the extra land, but that will be a guess as well.

there are scakes of prices for land available (used by utility companies for compensation) the problem is you will need to pay to get the figure.
I would also check if there are any daft covenants or utilities in it, you will need to register the transfer as well
but as stated above it's worth what you will pay for it. £1k?
Value is more likely to be based on the value it could add to your property. Best to agree a value between yourselves and stay away from estate agent / land valuations. If you don't have a large garden at the moment it could be quite a chunk.

You might look at some of the land auctions, they often sell off ex utilities land which is similarly only of use to a small number of people. e.g. these people do this in Scotland ( http://www.sva-auctions.co.uk/html/results. hhtml) presumably there are equivalents for your part of the world.
EDIT just realised the last auction didn't have much/anything of this sort in there; they have in the past.
