Spent 10 years running a small business from home. Looking now to have an office in London (London Bridge or Charing Cross area). Only need a decent sized room (25 x 14 ish) that we can deck out; doesn't need to be posh at all or have lots of services (beyond internet and loo!).
Have scrolled thru property agents but not getting anywhere fast. Hoped I'd find some smaller, private, flexible opportunities.
Any advice on seeking out something out, or alternative approaches of office space?

I would go direct to the location you want. Find a shop where the upper parts of the building look unused, loads of this around. Go into the shop and ask who the landlord is and say you are interested in the upper floor.
The shop might let the whole thing and might be willing to sub let a room or if it has separate access the landlord might do a deal as typically they assume no income will come from the upper floor space as there is very little demand (assuming it has no resi potential).
You should really be looking at serviced office provider for that kind of space. You want flexibility and a single bill.
Regus have an office at London bridge.

Seviced office providers give you access to additional service such as meeting rooms, secretarial services, extra bandwidth etc. Per square foot theyre quite a bit more pricey than just a base rent, but in that bill are all your furniture hire, utilities, insurance, business rates and fit out costs. Usually on a short term (few months at a time) contract that doesnt leave you exposed to run-on liabilites and the ability to add space at the dor pof a hat when you need to.
Regus arent the only player, plenty come up on Google.

Agree the serviced option looks comfy, but having spent many years running the business from a glorifed shed, don't feel too uncomfortable going for a less organised approach. And keen to keep cost base to a minimum!
I was in a Forsyth shared office in exeter. 200+ vat for a desk, then about 50 + vat for fone and internet. Net was slow 0.5mb typical. Phone you would only use for incoming calls as the outgoing costs were ridiculous. And they ahd a £450 + vat exit fee. AVOID...
I would ask around local offices see if they have any spare space. There is also a rentadesk website which sort of collates offices with spare space..

Either Regus as above or look at the likes of Big Yellow Storage - they offer offices in their storage depots.
