Ok, been in my house for 5 years, never had the snagging done,three agreed dates missed,last of which was 2 years ago. It has got to the stage that they ignore both the letters and emails that I send. Now I am building a new house and need to shift this one. Now what recourse do I have? I am a time served plasterer so have an idea on how these things work, or thought I did. Do I now go in with a Solicitors letter,and do they have any obligation to carry out the work or will they have just signed it off as finished. A huge house builder btw,not a small company.

do you have a paper trail of the agreed snag list and broken dates?
I'd be tempted to get a quote for the work to be done by someone else and then send them the quote together with the evidence and say unless the work was done by a certain date you'd be getting someone else to do the work and then taking the original builder to small claims court for the costs.
5 years is a long time to wait though, I must say.

After 5 years i think you will struggle to get any satisfaction on new build snags
Yeah what we couldn't get done when the builders were around got completely ignored.
Then as the house settled more snags appeared, so that I have forgotten what the original snags were.
But to get it signed off as completed, the original agreed snagging would have to be signed off,if it has been, not by me. Methinks a blether with a friendly lawyer might be in order. If it was just the usual cosmetic stuff I wouldn't care,I would do it myself. but a window has leaked since new and needs to come out. 🙁
as above, 5 years down the line is going to be your main stumbling block regardless of being let down on dates. new home snagging is done before you move in, you sign off to say your happy with it.
you then have the warranty period with the housebuilder themselves to get any further issues resolved (shrinkage etc), usually 2 years (one rather large housebuilder in particular is now offering 5 years apparently....) and anything after that comes under the NHBC.
obviously i can't tell how persistant you were at getting the items sorted once you'd moved in, but you should have been on the phone day in day out, until it was resolved. it was there problem and if you werent happy with the issues you had with the house, they should have sorted them for you.
5 years down the line, anything could of happend.
I hope you get it sorted, but i really wouldnt hold out much hope of getting the developer to sort it now. think you may be better just sorting it yourself and moving on. developer would likely wriggle out of it in a small claims court due to timescales and proving issues have existed since day one.
