Looking to rent a property (city centre apartment) for the first time.
Arranged a few viewing for the coming weeks with my friend who I will be living with.
Any advise on things to look out for? any pit falls or things one not so experienced might not know?
Also any advise on getting a good deal, in fact, what is a good deal?

check out your council tax for your property ....unless your a student i found city centre propertys to be high banded for size.
Which city, tricky to say what is a good deal without a bit more info.
Bargain with people on the price like you would if you were buying I got 75 a month knocked off as I said I'd sign for a year rather than 6 months
Be aware of agencies, they are scum. Fees for any and all possible actions. Make sure inventory and flat match. More every defect, paint, furnishings, carpet stains, you will get hit otherwise.

Make sure your contract is watertight and ask if the landlord has an inventory, if they have (often they dont as the the agency will charge for this), find out exactly what is on it and how detailed it is, just to cover you if anything breaks and needs to be replaced.
Secondly, check the flat for structural work too. I just moved out of a rented house and found a big patch of damp behind a cupboard when I moved it, went to check the exterior of the property and there's a crumbling patch of brickwork. Now obviously, this is the responsibility of the landlord to fix, but, if any major work needs to be done to it (which I reckon it will), the new tenant will have to be relocated almost certainly. This has happened to friends of mine too.
lastly, I know he/she may be a good friend, but make sure that if they do a runner then you're not going to be solely liable for any issues that may arise. I had another friend lose a sizeable deposit after a "mate" of his ruined carpets, fixtures/fittings and pee'd off whilst he was on holiday.
Meet the landlord, if he comes accross as a sound bloke you'd go down the pub with or some middle class mumsy who will bake you cake then you're onto a winner (IME they make good cakes).
If he comes accross as a complete 'tard, walk away, it's not worth the hastle.
Yes, take pictures of any damage and email them to your landlord/s I dd this as there was all sorts he'd not checked like a cracked sink etc just saves argument and the 'dated' email with the photos shows it from when you moved in and not later (just if you get keys and no-one meets you there etc) sounds paranoid but it saves problems when you go to move out
Try and deal with the landlord direct. A lot of landlords do this now as agencies can be a right pain and expensive for both parties.
Sounds daft but get your mate to distract the agent/landlord while you nose through the unopened mail by the door. Anything with final remainder etc. On the envolope could mean previous tennents left the property in debt, I've had to prove I'm not a previous occupant with my passport to various baliffs.
Draw up a spreadsheet or something with your mate with regard to bills and TV licence, set up a system for paying you both agree on. Also washing bike parts in the sink can cause arguments.

ask to see the gas safety certificates BEFORE you move in. by law they should be available to you within 7 days of making a request
