Its dirty because mud get thrown up off the back wheel onto the post, you use it and some mud get past the seal.

Solution - fit a crud catcher / wash it.

Water gets inside your frame when you wash the bike (via the headtube when/if you wash it upside down), this drips out of the hole in the bottom bracket. This will also put muddy water on the bottom of your seat post.

Solution - make sure you dont put water in the frame, clean the seat post now and again, make sure the drain hole in the bottom bracket isnt blocked with mud.

I use a strip of inner tube zip tied to the rails and base of post to keep it clean
