    How much do they cost then?

    Bog standard firm, doing a 3 bed with garage. I’ve no idea.

    Just a rough ball park figure. Hell even if the ball is in the same town it’ll do.

    Last time I looked into it, it was a % of the total build price rather than a fixed fee…

    we’ve got one drawing up a Dorma loft conversion/ground floor extension/interior changes to our bungalow at the moment.
    cost for their fees alone was £1750.
    However we’ve also getting them to handle planning (need certificate of lawfulness) building regs (inc inspections – using an agency, rather than LA inspector) and dealing with Thames water (we’re building over a sewer) so all fees together will be about £4k.

    We had cheaper quotes (had a quote for £800 just to do the drawings) but these guys come recommended by a mate, who has just finished using them, and we’ve seen some of their other work – and liked it.

    Work with architects every day an have done for 10 year plus and the prices vary considerably depending on location as well as how busy they are and what services they are providing. What ever you do agree a fixed fee and dont do a %age of the build cost.

    between 8-12% of overall construction cost for a full service from start to finish and even if as joeyj suggests you agree a fixed fee this will be based on a single scheme with no changes. If you change it or changes happen then additional fees become payable.

    You should be able to get a one man operation to do the drawings and submit the planning for you for about £5k, If you go to a firm with an office etc expect it to be closer to £10k, big office with sexy girl on reception £15k (double these figures for London / SE).

    I’ve watched Grand Designs so I’m an expert:

    You’ll fall out with them before the foundations are finished and decide to do the whole job yourselves from then on.

    maybe i should have said
    you get what you pay for …. choose wisely.

    go by reputation/recommendation and past work to guage what level of service you’ll get for your money.

    Hmm, much to consider.

    One option we have is via a friend who is developing a site in Fife. His exact words where “if you want, you design the house and we’ll build it” I’ve dug out the crayons, although I’ve eaten two of them already.

    Maybe I should have a word about reliable architects and wotnot next time we are out for a run.

    Agree 100%. Can’t really help you apart from that. Even though I’ve worked 28 years in architecture I would struggle to recommend an “Architect” to take you from conception to completion. I would be looking at substitutions at key phases! Strengths and weaknesses

    If your friend has a working relationship with an “Architect” I would consider this route. An “Architect” who can get on with contractors / builders goes a long way. (We all remember Grand Designs)

    To the other archies out there – does anyone seriously still work for fee scale any more? Everything I do is activity schedule based now, with caveats obviously, it gives everyone much better visibility of what you’re going to do etc etc.

    I do a mixture depending on project type/client requirements/programme the fee scale is not really relevant except in terms of giving an estimate of likely costs its a reference point most folk can understand easily.

    damn the only saab i had was R reg 9000 so doesn’t really count has to be a 900 or a 99, mine cost £150 and was a builders ‘van’ before it came into my possession, spent more on power steering fluid than petrol! oh happy days.

    I’ll be disappointed if you don’t reside somewhere with at least two knackered motor vehicles out front.
    A selection of ramshackle out buildings. Including at least one Nissen hut.
    A bare minimum of one CB radio mast.
    And ideally, a Ford Escort van.

    On top of the architects stereotypes, obviously.
