lovely part of the world, by brother lives in Skelton
Saltburn is okay, nice enough but would have to compete with Whitby for 'seaside' tourism
Great Ayrton always looks nice when Im driving though on way to see my brother but its pricey
Guisborough is okay too - 15 mins from coast and on edge of moors, biking on doorstep
You could always get a holiday property in Botton 😉

Saltburn is OK but a bit out of the way. As mentioned you would be competing with Whitby for the tourism element as it has a lot more to offer than Saltburn. Saltburn isn't without its issues either so a holiday let there might not work as well as somewhere else. Having said that a friend of mine was looking at a property in Redcar which was actually a B&B on the sea front, silly cheap considering the business potential.

Staithes, Hinderwell, Runswick Bay are all good places for holiday lets (in the little area that I live in there are 26 houses, 18 are holiday lets/second homes).

There are other places to consider, like Castleton, Danby, Commondale, Aislaby, Sleights, Ruswarp. These aren't coastal but are based right on the moors so great for riding.

Isn't the problem with that area that it's just sinking into a pit of unemployment, people leaving etc etc? Teeside's had it pretty rough over the last few years, though part of the recently closed steel works at Redcar is re-opening, so hopefully that will give a bit of relief. Saltburn looks nice though, might pay it a visit myself 🙂

iain, whats up with Botton? Prices seem too cheap.

As for Saltburn v Whitby, i thought the lack of hoardes was its plus point!

We are thinking, cheap daily rate, recommendation style rental.

absolutely nothing wrong with Botton it's a great place
You would have lovely neighbours the people there are fantastic

And the Channel 4 documentary "Botton, the strangest village in Britain" is still a great watch, not meant to be funny at all but it is

Seriously though before anyone comments Im not taking the p.. its a great place, doing great work and the people there are lovely but perhaps not the best place for a holiday let though

Iain - I think I saw that doc, was it a co-operative where all the residents/workers had disabilities of some kind (downs, that kind of thing?)?

It was brilliant, the whole place/ethos was fantastic. The whole world in microcosm 🙂

yes thats the one
If they ever turned this forum into a soap opera it would be just like the Botton workshop scenes in that documentary

if you are buying with a view to holiday letting i would recommend you go see a few holiday let agencies in the area and get a feel for what sort of properties they are looking for in terms of location, style, feel etc etc. basically suss out the hot spots.

when we were looking some of the coastal villages you would think were desirable down this way more than one agency wouldn't at the time consider as they had enough houses there.

and i hate to suggest this... but go buy coast magazine to get an idea of how to dress and present the property and importantly what the holiday market aspires to. just be prepared to hurl at the drippy editorial content.

anyway here's one i prepared earlier... www.littlebeachhouse.co.uk

If looking for some where to go on holiday I wouldnt look around Middlesborough as a place to go... which is essentialy where your looking at. I'd either head south slightly in to the Noth York Moors or north to that awful place north of Newcastle which is awful and you dont ever want to go there.

Having said that a friend of mine was looking at a property in Redcar which was actually a B&B on the sea front, silly cheap considering the business potential.

They are ten a penny and nearly all rooms that are filled are by DSS or Contractors (as I was for the best part of last year) @ £10-20 per night. The whole area is on a downward spiral and when Corus finally closes the doors it will only get worse.

The amount of chavs and drug use in the town is on a scale I've never experienced (and the drugs aren't even any good). No-one has two ha-penny's to rub together.

The surrounding vista's of Corus on the coast towards Middlesbrough and Wilton chemical works a mile inland are depressing to say the least and the area of 'Boro towards Redcar i.e. South Bank & Eston are very, very dodgy.

The whole place got me down on the whole, but the work wasn't bad and I did meet some good mates. A break from the bleak industry & poverty was indeed provided by visiting Guisborough (whilst working) and Saltburn for a pint in the summer evenings. Not too sure about the above comment that Skelton's nice either.

With regards to the OP, Saltburn seemed quite busy when the sun shone and a ghost town when it didn't, so if you can survive on approximately 4 weeks business a year from actual holidaymakers, then go for it.

Sorry, not a glowing endorsement.

grew up in and around redcar/saltburn.
left for university and only ever went back to visit family, now they've left I doubt I'll ever visit again (and if I do it'll just be for the lemon tops).

complete sh1t pit with nothing going for it, you buy somewhere and you've just done someone a favour as they'll be getting the hell outta there.

avoid.

The view over Wilton at night from Seal Sands beach is one of my favourite memories of growing up in Teesside

Mmmm, lemon tops- that takes me back a fair few years 🙂

As for locations...

Redcar - never.

Salburn - can be nice, but I think that you might struggle to rent it out to visitors.

South of Saltburn on the coast - there are some very depressed and depressing villages, you would need to pick very carefully.

Personally, I would look more towards Pickering/Dalby or perhaps between Whitby and Scarborough ( though those areas might well be relatively expensive ).

For the record, I was [s]brought[/s] dragged up in Eston.

just thought I should add.
i loved growing up there, it was ace!
lived about 500m from the beach and sand dunes, cycling as a kid and exploring was brilliant and we had some freaking ace arcades.

That was 30 years ago, nothing like that now I'm afraid.

I remember as a kid coming home from the grand parents along the parkway and looking over wilton at night....I was well into 2000AD and I always thought it looked like megacity.
