[Closed] Would you bother to get planning permisssion?

I want to build a simple 2m x 2m porch to join our house onto the garage. We live in the country and have no neighbours who would see the structure. Going through an architect and planners seems to add (in my mind ) a lot of uneccessary time and expense to the project. I think 'officialy' it is probably needed however.

Would anyone else wing it ? We’re not planning to move anytime soon!

Probably not.

Build it out of wood and glass and it's a conservatory!

Sounds like the kind of thing you can build with prior notification/permitted development. You don’t have to submit architects drawings for it. Just a reasonably tidy sketch would do it. But to be honest, you could probably just wing something like that.

I'm doing a similar thing. PP is around £350 here. I'm not bothering.

Front porches can be built by Permissive/Permitted Development up to 3 square metres footprint. So that means no involvement at all with the Council. However, the work does have to comply with Building Regulations (pretty easy to do). No-one is ever likely to check up on it.

I wanted one around 2 metres by 2 metres to fit 2 bikes inside as well as giving enough room to walk through. Asking around, it is very unlikely that the Council will do anything if it is reported by a nosey neighbour. The worst that will happen is I'll have to apply for retrospective planning permission, which will be granted, unless the porch is a real eye-sore.  Mine wont be, it'll be oak framed and look real nice.

planning is only ever enforced by nosy neighbours. There arent armies of planning inspectors roaming the land checking bricks against planning permissions. As long as nobody who cares can see what your doing, crack on I say!

Are you planning on moving house?

if you might, then get the approval, it’ll be a small price to pay in the money pit that is moving.

If you aren’t moving anytime soon, then likely no one else will ever care.

As an aside, permitted development only covers porches up to 3 sq m, which actually works out prettty small...

Last summer our council employed a student who with google maps and a drone found all the illegal builds.  I never declared a pool so was fined a mighty 60e, hardly a deterrent as it was built 15 years ago.

i would not bother. If you are going to move it will be cheaper to get indemnity insurance  against a non certified structure, rather than paying the building regs fees, which are something like £160 as i remeber, without checking.

What about installing a new exterior door to the side of my house, anyone think that needs PP?  My builder friend reckons not.

From memory porches up to 3 square metres are permitted development unless you are in a conservation area etc etc.

Not planning permission but will need building regs sign off by the local building officer. Even interior doors do now and if you even just replace an exterior door with a new one, that needs sign off as well.

I'm pretty sure they're actually exempt from building regs too, funnily enough.

Crack on my local planning dept could not be arsed to even drive 6 miles to "check" out the removal of 250m of ancient hedgrow by the local farmer on a a site of SSI..
