Hive mind, the estate agents seem, let's say divided, on the valuation of our house. Please help me out with one aspect, the value (if any) of nice views.

Imagine a identical house, with normal views to other houses, was valued at £230k. Then imagine the same house with these views (in the 4 directions, from 3 bedrooms and the bathroom):

Should we, or could we, be asking more? Does it increase the value or just the desirability?

I wouldn't pay any extra for those views. Not exactly the taj mahal is it?

We paid extra (compared to an identical house) on account of the view from ours. Maybe £10k? Mind you, we look onto the Northern Corries of the Cairngorms

Id pay extra for that view too scotroutes - they aint likely to build on the northern corries.

Bit gutting to pay extra for those views to find they are building houses 2 years down the line. Id pay extra if you owned the big field out the back though

Fwiw i have similar views....i actually paid less than a house without the views fwiw.

That's not even one of those new fangled LED streetlights, why would I pay extra to look at that?

OK, thanks for that, perhaps added appeal buy little in the way of additional value. Makes sense.

That's what I'm doing Tinribz, looking at what's available around and about but it's quite a confused picture. Estate agents have little idea as there's only 10 or so houses similar to ours and they don't sell often.

Let's have another one then since you all did so well, that £230k house above is actually only 2 bedroom, we have extended to give 3 bedrooms. What premium should we ask for that? (Of course I guess the answer is to compare to what's on the market as described above but I thought I'd try to work it both ways around). Cheers.

For many it's what kitchen and bathroom are like - would they want to replace. End suite adds value too.

Nothing.

It's all scheduled to be turned into luxury flats (with a few token "affordable" homes) and a giant retail experience centre. But the estate agent hasn't told you yet.

Whilst the view is great, I always take the view (scuse the pun) that unless you own the land then anything could be built upon said view. Green belt, for example, is constantly being renegotiated by councils to deal with housing crisis....

True, though the land has survived the 'permitted development' review (or whatever it's called), the council has said no development is required in the village and even if it was then other areas have been earmarked for it. Parish council pretty active on greenbelt matters too!

If you have to stand in the bedroom to see the view then I'd say it doesn't add much, tbh. If it was the view from the lounge and it was 'protected' land then that would add value, imo.

You can see the sea from my house, but only through the velux in the loft conversion, I'm not expecting much of a premium.

Lounge directly below the bedroom in the first pic, floor level probably in line with the top of the hedge on the opposite side of the road so view is available from the lounge. I was just upstairs at photo time!
