Morning all...
I want to bash through wall to open out kitchen into living room, it is an internal load bearing wall, so will need a large lintel in place to support the weight. Thankfully two friends far more knowledgeable than me are going to help with the work.
Issue is that I have emailed 3 local structural engineers, asking for a quote to come out and give me an idea of size lintel etc needed to comply with regs, but after 3 weeks, not one has even replied.
Do I need a structural engineer to sign off, or can i just take paid advise from a builder as to what is needed?
You'll need building regs approval for structural alterations and they will ask for calculations so yes you'll need a structural engineer. Rather than emailing I'd pick up the phone and ring around.
I do this for a living.
Yes you need one.
If your local guys are semi-retired blokes working out their spare bedrooms - which might be the price range/complexity you are aiming at, then the phone is probably better.
If its a slightly larger company with more than a handful of employees like mine. Please for the love of God email/web enquiry. Also we arent taking new stuff on until mid march currently due to high demand. Not sure if ths is country wide but it certainly is locally.
I use a large consulatancy near me in Crawley, this would be maybe 500£ max?
I had a single beam calc the otherday from them for £195
Don't be afraid of the bigger ones, they might be cheaper than you think.
Thanks for all the answers...
Where in the country are you scud?
I know someone in Herts, but there’s bound to be somebody who knows somebody on here no matter where you are.
