Just wondering if anyone can explain to me why/if I need to pay £250 for searches when the house I'm buying has a HIP?

Is this really necessary? The house was only bought by the current owners about 3-4 years ago, so they would have had the searches done. Can I not just ask them for their searches? I assume no-one would have just sneaked a coal mine under the house since then without them knowing...

I'm not a solicitor but I recently bought a house and yes, despite HIPs having these searches in them, you do need to pay for them to be done again.

It's brilliant isn't it? It's just another example of how pointless the whole HIP thing is, unless of course, you're one of the people making money from them.

By the way, has anyone noticed that solicitor is (almost) an anagram of clitoris?

Its because there's a conflict of interest: the seller pays for the HIP, not you so your mortgage provider won't trust it. Of course, if you're buying the house with cash then do what you like 😉

Not a solicitor, but it depends.

Some will be happy to accept the searches done for the HIP, if they are provided.

I'm currently selling a house, buying a house, and renting a house. I've found the HIP to be the biggest waste of time ever and an absolute waste of time for everyone involved.

A mate of mine is doing the conveyancing for me, and he has advised that I pay for additional searches.

just buying and selling at the moment, our solicitiors said if the hip is over 3 months old then searches have to be donbe again.

yeas a ****ing con!
