Self catering or B&B?
Here in actual fact. I'm just looking out for my future and this might be an option for me.
Stayed there a few years back and I thought the owners were trying to sell it then. Great location though 🙂
I always thought a campsite at CYB or very near would be great, something just next to the trail centre so you don't have to ride down the main road to get to the trails.
However that looks good too. I reckon you could fill it most weekends of the year. I have passed it before but cannot think where it is in relation to the trail centre. It is just past the new Adam and eve bit along there somewhere?
It's just 1 minute away from the waterfalls by the MBR at the bottom of Abel. You have a 2 minute fire road climb and you're on the MBR trail.
A group of 10 of us just paid £25pppn to stay there.
It's been for sale for well over ten years, initially the whole plot, now broken down. They sold the 2 bed cottage in 2007 and the couple.who brought it have made some great improvements.
I've stayed there many times, your right on the trail. However, the midges at the weekend were hell, never had that there before.
You should do some Google searching for failed planning applications, and reasons why.
I know it well. It failed to sell, suddenly caught fire for no reason and got rebuilt (read into that what you will). I'm very sure that price is negotiable.

Lovely spot. £25 pppn would be decent if you could fill it for 4-5 nights a week!

We stay regularly and the accomodation is fine, kitchen a bit underwhelming for cooking for a big group. Each year we have the talk about buying it. I think it would be easy to increase use with some decent marketing but would still be pretty dead during winter and a lot of mid weeks. 40% occupancy over the year maybe so don't think the maths stack up at that point given the sales price.

Looks like it could do with catching fire again - the interior is grim.
Definitely needs marketing - I've been to CyB many times before and done the usual search for accommodation and thats never been on my radar.
Doesn't seem too bad a price all things considered but you'd need to spend some serious money on redecorating both houses but getting a built in workshop done etc and a nice interior and it'd be epic.

OK, a lot smaller but a lot more manageable, scope for B&B and the caravan (maybe a couple more caravans) and 5 acres = build your own mini trail centre!

I think it could make a great little business with private visitors at the weekend and school outward bound groups in the week. Probably wouldn't get rich but I can imagine busy summers and steady lower level of business in winter, mainly MTBers.
Obviously it'd need a lot of hard work in sprucing it up and marketing/running it - and I think you need to have the right personality type to make a success of working in hospitality.
The 5 acres in that second one is woodland.
The sun hardly gets to it so it's a very gloomy looking place.

IIRC the land that goes with it is protected, no campsite/pods/tents allowed.
There's a slight lack of good quality reasonably priced self-catering group accommodation near CYB. Either that or I'm no good at finding it.
Not enough pics to work out if the room sizes would make it possible (or whether there are planning restrictions).
Seems a bit overpriced too. A static 8-berth caravan is not something which adds value IMO. All it does is suggest that the place isn't big enough to be properly viable, and the owners can't extend it.
I was down there on the weekend and the trail marathon was on. I wonder how many of them were staying locally and where they were staying? There is not much round that area, its pretty empty. There are a few bunkhouses scattered about the place and they probably do great, but a simple campsite would be a fantastic thing to have! However I have no idea where you could put it!
Stayed in the [url= http://www.braichgoch.co.uk/ ]braich goch[/url]bunkhouse in Corris recently and noticed it was for sale (250K IIRC). Somewhat further away from CyB, but great location nonetheless, great building with facilities (including small alehouse) spot on.
Drawback is no green space at all, fast A-road 2 feet from the front door, so not brilliant for families with kids.
Safe bet overall, IMHO, if you knew what you were doing.

Stayed in the caravan for a weekend for not v much money.
Would stay again if it weren't for the midges. I've never seen so many...

I've stayed in the log cabins at Trawsfynydd Holiday Village several times since the very early 90s and have another week booked later this summer.
They seemed to go through a patch were some were a bit run-down, but I visited last year in October after a gap of several years, the cabin we stayed in was superb and the whole site was much improved, inc. a new shop. Gets the thumbs up from me!
The bunkhouse in the old dry-ski centre would, I imagine, be good for larger groups of riders and work out cheaper pp.
