If the debtor owns property in Dallas, Texas, a creditor can place a lien on a debtor's home because of a civil judgment against the homeowner, a tax debt or a mechanic's lien. A judgment lien is the result of a civil lawsuit ordering the defendant to pay the creditor for damages. A lien pays the creditor a portion of the property's value to repay the debt if the debtor sells the property. A judgment lien is beneficial because it puts a creditor ahead of any subsequent claimants with an interest in, or right to, the debtor's property.
