Just looking at the deeds to our house, within which is show a rear access road to be "...legally accessible at all time with or without vehicle to pass along the road to be constructed within 21 years hereafter shall be the perpetuity period".

Seeing as this is dates in 1987, does this mean we only have 3 years of access - to our garage - left? Or that the road should be built within 21 years and someone missed a comma out?

I think it means that the road has to have been built within 21 years or the right to do so ceases.

It is exactly what scotsroutes said otherwise you could end up being 'void for perpetuity'!

No you misunderstand. The former owners of our house and the next 5 sold off 10m of our previously 45m gardens to developers in 1987, the plans then executed included a side access road past their new houses and behind so we have access to the rear of our properties. All of the then owners had garages built. The developers are the responsible party for the "road", so I was checking that they weren't about to be able to close it off.
