[Closed] Solicitors fees to sell a property - how much?

Just had a quote from a solicitors with regards to selling my flat...£518 which seems to cover their cost inc VAT, office copies and bank charges.

Never sold a property or really had any dealings with a solicitor before.

Does this sound reasonable? (I'm selling in Manchester)

I realise that you can do it yourself but I want a quick, smooth, hassle free transaction. A quick google seems to say you pay anything from £250 to £1000. Sale price is under £100,000 if that makes a difference.

Sounds cheap to me. When you take out the VAT and various outlays, you aren't paying a huge amount for someone's professional time for what is presumably a fairly important transaction (compared to other things you will be doing with your money this year).

£395 is their fee + VAT (£79)
£8 copies
£36 bank fee

I thought it sounded OK but as I have nothing to base that on I figured I'd check the wealth of knowledge available on here 🙂

Sounds cheap, I am paying more than that, although I think they increase the fee in relation to the value of the properties in the transaction.

I value the ability to have someone local that I can speak to more than saving a few hundred quid though

Just asked the same of our local solicitor as we're looking to sell up and downsize.
We're in Huddersfield, West Yorks so, not a million miles form the smog of Manchester 🙂

Their conveyancing is a flat rate of £350, inc VAT (for the sale of ours) and flat rate + disbursements (searches), estimated at £200-250, on the property we're looking at.

what about searches? will they be extra?
seems cheap to me, but I've always paid over the odds out of fear of getting someone crap.

The company was recommended by the estate agent so I'll give them a bell and speak to them about searches etc.

If you are only selling then £500 is about right. Costs would be more for a purchase as there is more risk for the sol, plus various searches that are required in a purchase.

I'm currently half way through a sale and purchase.

Both we and the couple selling to us engaged local solicitors and paid a bit more for the privelidge. Our buyer got a cheap Internet conveyancing firm.

Two of the parties are sorted and ready to exchange. The Internet guys are struggling somewhat, not helped by the HSBC (google people's views of the HSBC before you use them).

A few hundred quid in a multi-thousand pound deal? Perhaps you get what you pay for.

Do try to get a personal recommendation for a solicitor.

I've used a really bad one and a very very good one, the latter was well worth a couple of hundred more.

Ask on here and I bet someone in your area can help.

My buyer is using them, and the fact that they want to have their own, crap, lawyers involved in the transaction is delaying everything.

Was supposed to exchange today, but HSBC not returning calls, several calls
