[Closed] So thinking of getting a new roof

So when we moved in 3 years ago we new that the roof was a bit past its best (you can see daylight through it) coupled with the fact that we have had a wet bedroom (not in a good way) for the time weve been there its time to get it sorted.

Is there anything i should consider getting done (im going to get the stacks dropped) at the same time? any advice anyone can offer?

Make sure it has a breathable liner and / or adequate ventilation via soffitt vents / ridge tiles / roof vents etc.

Breathable liner is a good one. Also consider where things like bathroom extractor vent to and possibly take the chance to vent them to a roof tile.

Once it's been done check on the state of your insulation to make sure it's not mouldy.

Price wise a friend who is a roofer charges about £3500 on average for a new roof, that's in the Midlands and for an average semi detached house from what i gather.

current budget is around 20k for standard concrete tiles (i cant afford the rosemary ones 🙁 )

you sure? just had one done in the SW and most quotes were between £15k and £25k

Sunpipes into badly lit corners, or just to get more natural light in there.

We've been quoted just the other day 6k to replace our roof. Includes repair to coping stones on joining walls and take down the rear chimney.

Four bed terrace in Bristol with loft conversion and small flat roof.

For comparison BTW.

Yeah, that was what he said when looking at mine. My house is quite new so I'm guessing it would only be replacement tiles etc and not a whole new roof including wood work.

we paid c. £6k for a new roof, pointing on the chimneys and to have the dorma windows rebuilt and reglazed.

Note a new roof may require building regs sign off. Ours did and the law society form I have just filled in for selling the house asks for proof of buildings regs if the roof has been replaced in the last 10 years.

You may not depending on circumstances but may be worth checking. Our roofer did it as a matter of course...
