Hi
anybody able to give rough estimate on:
2 storey detached with chimmney on side, not in middle but about 2/3 up the 'front roof'
to relead chimmney, up local tiles (say 6) and replace local woodwork then repoint etc
how much/long

chimmney is on edge of roof, about 6 bricks by 6 bricks, leaded all around to fit chimmney into tiles
Does it need re flashing?? What sort of tiles? What woodwork needs replacing? Trimmers around the chimney or just the laths??

The upper edge of the chimmney has leaked for ages I suspect (it looks to me like water runs down roof, hits chimmney and then runs down chimmney brest/wall into loft on the upper side of the chimmney, through insulation onto now yellowing ceiling ...... which is when I spotted it
flashing - I think so as I guess that what is meant to seal chimmney to roof tiles, it's the wood in this area that need replacing ? sorry to not be more specific
Tiles are ridged about 9" by 15.
If it's any help this house appears to have same tiles and chimmney design

si,ple enough.. but a big pointer.. to do this half decently the thing will have to be scaffoldedall the adjacent tiles will come off and new lead all way round then re place tiles.. not a big job but a good long day or two short ish if done properly.. dependent on location scaffold 150 plus two days labour 150-200 a day materials allow up to a ton so 7 ton max for a PROPER job
dont pay anyone more and expect to get up the scaffold to see the all new leadwork
