Remind me, if you take out a rental agreement(fixed term assured shorthold tenancy) out for 12 months and you wish/need to leave after 6, are you still liable for 6 months after that date? Would you have to pay for the extra 6 months after you leave?
It will state on your tenancy agreement if you are allowed to give notice during the fixed term period. If it doesn't then you are liable for the payment of rent for the entire period of your agreement.
As above - check your tenancy agreement. In a 12 month term there's often a 6 month break clause from when you can give notice (often 2 months) to the landlord. There may be an additional months rent required to cover re-letting or similar punitive clause as well, and possibly stuff about granting the landlord access for re-letting the property.
If there is no specific right to terminate during the initial term, you can still end it at any time, provided you and the landlord agree.
