Apologies for boring topic! I'm selling my flat in Meadowbank, Edinburgh. I need to get 3 solicitors round to give me valuations etc before I choose one to market the place for me. Can anyone recommend and good solicitors for selling? Not necessarily looking for cheapest, but for most effective...

You'd be better off with an estate agent if you're looking for a valuation.

If you're looking for a solicitor to deal with the paperwork, I recommend Willie McGregor in Kirkcaldy. I've used him a few times and he's a good guy who gets the job done at a good price.

If you're looking for a valuation, you're better ringing round a few estate agents to get an idea of valuations. I just sold my house and took the average of three valuations to get the price to put it on the market.

In scotland, we use solicitors who have property departments as 'estate-agents'. In any case, you know what I mean - and I want some idea of who are good and who are not good...

MrGrim, I need someone to do the whole shebang - valuation (although I have already investigated what I think is an average price), paperwork, viewings, marketing etc. as I don't live in Edinburgh nowadays so can only make occasional trips up to the flat...

cool, I've heard Drummond Miller are ok, not sure on costs though.

I guess it also depends on where you want your flat advertised. Solicitors are mainly on ESPC, whereas the estate agents are on Rightmove

Robert McMillan on Beveridge Philp and Ross in Leith - my solicitor and that rare thing - a solicitor who is a bullshine free zone - even his letters are written in normal english

I used ELP on a recommendation and found them great and good value. Prices are on their website. Laura MacFadzean is the partner. Happy for you to use my name FWIW.

Used Halente McCombie and Hunter previously, they seemed fine.

Have had some dealings with Warners which weren't encouraging, they seem to be doing OK though.

MrGrim, thanks for that. Yeah - I imagine I will use solicitors who use ESPC as that seems to be where the bulk of property is advertised. TJ - thanks too - a BS-free solicitor is probably a rare thing!

I've used Valente McCombie Hunter (or VMH as I think they are now known) both for buying and selling and thought they were excellent. It was Mary Pat Tierney I dealt with - she's super efficient!

Another recommendation for VMH here (at least on the Estate Agency side for now as I won't know how good the conveyancing side is until I've sold).

Currently got my flat in Liberton up for sale (as of the past week) and they've been really good in organising/explaining everything so far.

It's all a bit pricey this selling lark though...
