[Closed] Planning permission and garden sizes

For a new one bedroom dwelling most councils insist on a minimum of 45m² of amenity space (garden). How about an extension to a dwelling that would leave a much smaller garden - say around 30m²? I can't find any hard and fast guidance but my feeling is that they wouldn't approve such a design.
I have a client who is pressing me to prepare some drawings for him but I cannot take his money if there is little chance of success!

Extensions (including previous ones) and other buildings must not exceed 50 per cent of the total area of land around the original house.

Thats for permitted development, this will be a householder application.

Ideally that would be the way to do it - sadly in reality its not that easy any more. You have to apply for pre-application advice - that last time i did that it took three months to get an answer!

I find if you are a business looking for advice you tend to meet a dead end and are forced to do down the formal route.

However if you phone up as ‘homeowner confused by the legislation’ and just need clarification of how a rule would be applied to your proposed extension in your situation the local planning team can be quite helpful...
