This may sound trivial to many but i work away during the week and rent a spare room in somebodies flat mon-fri.
lately theres been a third person staying, a mate of the LL, just crashing on the couch.
this wasnt so bad except its an open plan kitchen lounge thing so you feel like you cant go to the fridge in a morning because he's asleep and door's shut.hes also using the bathroom which was sold as private use (coz the LL has ensuite) then i started to noticed he'd been in my room using my playstation n'that, he hadnt tried to hide it, just left discarded games boxes and discs lying about where as i always keep them tidy in a drawer. one weekend i even got an email from sony thanking me for my recent purchase! he'd DL'd a demo or something. i bit my lip about this, no harm done. then the LL announces he going away for 1 month for work, and that the lad can use his room whiles he's away but after that he's out. i thought 1 month, fair enough, can live with that. the following week i got back the flat on a monday night after the weekend and it was a bomb site, sh!te everywhere, sink brimming with filthy dishes, bins overflowing, mcdonalds bags and cups, beer cans... i dont care what he does at wkend but there no clean pots and i wasnt doing it so went out. Tuesday he had flown back to Ireland for a week but when i got in the flat was still the same so i text the LL to ask him when the cleaner was due - he replied asking what the problem was so i told him. he was dead apologetic & said he was sick of the lad and was gonna change the locks and get some lads round to clear his stuff out, which they did... at weekend he text to say they hadn't changed the locks, the lad had promised to sort himself out, keep the place tidy n'that. and he was gonna be staying till the LL gets back. (if it was ok with me) last week was alright, although he still just camps in the lounge 24/7 which is really getting on my nerves, hes also smoking fags on the balcony so the smoke comes through my window!
anyway, last night. id been out and got in a bout 11:30, he wasnt home. i got in bed starting reading through my phone then about midnight i heard him come in from the pub with some mates, heard 4 or 5 voices, heard the rustle of carrier bags and clinking of beer bottles, they put music on, were talking, laughing, boozing FFS - they were still at it when i left this morning! **** Tuesday night! i eventually got to sleep with earphones in and my head buried under pillows but was woken by a glass smashing and laughter at about 5am, i got up and came to work, had a shower and brushed my teeth here!
its bad enough working away, and i do long hour days while im here - costs me £500 a month to rent that room, not unreasonable to expect a full nights sleep is it? given thats precisely all i use the place for!
i just dont need this grief. plus when its quiet or im not there im full of anticipation & dread. im paid up till the end of the month, which is when he's supposed to leave anyway? so i dunno what the hell to do. certainly not coughing up anymore dough while he's still around, but how do i know he wont come back after ive paid another month!? i also dont wanna sound like a cry baby grass. maybe ill just piss off? but why put myself out.... argh

Move.
Find somewhere else.
Tell the landlord you're moving out, explain politely why. Last thing he'll want is the hassle of finding someone new.
Worse than my situ, but you can move a fair bit easier I'd have thought!
I would have checked into a hotel on the real noisy night and just deducted it from the next months rent or something.
As above, if you give notice it may spur him into action, hes gonna be £500 down.
I have told a landlord I would leave if he let the next door property to my ex. He didn't let to her, better for him to have a secure income than an unknown quantity
3 options:
1) Leave and get no money back from LL.
2) Leave and get something back from the LL (same as 1 but assumed LL is more reasnoble).
3) Stay put, get better earplugs, lock bedroom door.

Find someplace else to live. Honestly I would have been a bit wary once someone else was regularly kipping on the couch and would've gone crazy apeshit if he'd gone into my room and touched any of my stuff. Everything else on top of that and the only option for me would be to find someplace else.
I sympathise OP, he sounds like a real cock tip. Bad enough having some annoying twerp in the way kipping in the lounge, but going into your room and using your stuff, absolutely not on! I would be absolutely fuming in your situation.
You need to ask? Just start looking for somewhere else and move at the end of the month. even if your new pal does move out at the end of the month (and why should he, he sounds happy enough) if something happens once and is tolerated there's no reason to think it won't happen again.

Oh and in true STW style grow a pair. If someone had touched your stuff and you didn't own them with bombers etc then don't be surprised they're walking all over you.

End of the month's only a week or so away. Time to look for new digs. £500 a month is a helluva lot of money for living in what is effectively a shitty student house. Pisstaking little git.

ive doe the b&b thing beofre doesnt work for me. need to have a firm base, my own space where i can leave my gear and use my own bedding etc. besides wouldnt get owt for under 500 notes anyway.
and i have confronted them both about the liberties! always dead nice and apologetic.
just gonna sling it asap. got friends who will probably let me stay for a bit while i find something... the current flat is just so frickin convenient tho, bed-to-desk in 5mins. time is money iun this game £££
