I am toying with the idea of extending the rear of our house but there is a manhole where the kitchen would be. I have looked on our local water board website and they say that the manhole has to be moved.
Anyone done this? How much did not cost?
It's not just the cover it's whatever is beneath it and all pipework that will also need moving £££.
Brother in law had this when they were looking to extend their house and think they were ok to have the manhole cover in the kitchen but accessible. Also need to be conscious of load bearing walls straddling pipework as I'm sure he had some issues with that.
Best bet is to speak to someone in building control in the council.
Is it shared (ie does your neighbours waste flow into it) or just yours? If it is shared then it needs to be done by an approved contractor and will be expensive. If it is just yours then it's not too tricky. You'll likely need to re-route the drains but you'll be doing lots of digging for the footings so it won't add much.
It is shared with a neighbour so classed as a mains sewer I think.
Moving a manhole either way is easy enough, foundations are no bother, either a lintel and pea gravel over the pipe at each end where it penetrates a wall or a pad foundation along the top if it travels the length of a wall (as mine did).
Yes it will add expense but as founds are about the most expensive part anyway it won't be that much as a %.
We had to get a camera inspection and report prior to and on completeion of the works.
Our sewer is shared with our terrace block and another, IIRC it wasn't classed as a mains sewer though Scottish Water still had to sign off on it.
