Currently i'm looking to replace my single standard garage door with some bi-fold doors. My main house is Grade 2 listed however the detached garage is not (built in 2015 by previous owner). The garage door (where i'm planning the bi-folding door replacement) is facing the private garden and not the public road. As the modification is on the garage and not the listed building i'm not sure if LBC should be applied for or it is needed as it's in the curtilage of the main house - Any thoughts greatly appreciated ?

No I don’t think you do. But check any conditions that may have been imposed on the garage consent. It’s over 30 years since I worked in development control though - someone with more up to date experience may advise different.

Probably better to be safe than sorry and ask someone. I recall work having issues with a site that had been listed in its entirety, and that included a knackered old portacabin that was falling down.

It was my understanding that it wasn't needed but listed building consent is free so might be worthwhile for peace of mind. Are there any other restrictions (eg conservation area)?

This is different. While the garage may or may not be a curtilage structure the effect if it were would be to require PP (not LBC) for works that would otherwise be PD. Replacing the doors isn’t development and the structure itself is not listed.

Is my take anyway. Agree, no harm in asking although it may take forever.

Thanks all - Yes forgot to add the house is within a conservation area so not sure if this adds any further complexities. Also I've put the question forward and as expected it's taking an age.

In terms of development as i'm going to be making the opening larger ie from a single door to bi-folds, sounds I may need to confirm if this falls within development. Currently the door opening is approx 3ft however to accommodate the bi-fold doors the opening will need to extend to 10ft approx by removing existing brickwork.

You’re affecting the setting of a listed building. You may need listed building consent. I suspect you will get it if they have previously ok’d the garage but with listed building legislation i wouldn’t be relying on that and I would want it in writing from local authority.
