hi there are a few leeks coming down the wall in my garage conversion loft after climbing on the roof there are multiple cracks an a few holes in the lead flashing where it step joins to the house wall.
there is evidence of past repairs with mastic and ive done the same for now.
I have a couple of questions, as im due to be selling the house at the moment and this problem has just become evident (typical). I want to sort this out for the new owners before I sell but obviously want to not have to spend to much doing so
One option is to pull out all the old (crap job) flashing and replace with new
I have also seen and think that I could do a good job leaving it in place cleaning away all old repairs and covering with flashband and primer
What are peoples experience with flashband etc,
Also the felt underneath that section of roof has failed over the time its been leeking if I repair the flashing do I have to repair the felt under the tiles as that would be a ball ache

You could wait and see whether the purchaser's survey picks it up and, if it does, either fix it then or agree a small price reduction.

sorry couldn't resist. if you want to do it properly redo the lead, it's not difficult. flashband looks like what it is, a temporary fix, and will be picked up by a decent surveyor. its not as easy to work with as lead imo

flashband must look terrible if you can spot it from a drive by in a car....
