We're in need of some extra space at home for a study/office that can also be a guest space, future teenage hangout, art studio, butler etc, such that our house can retain four decent sized bedrooms. It'll extend the detached garage and eat into what is essentially wasted space in the garden. What should I be considering at this stage in terms of fundamentals?

From this (the gap in front of and between the deck and garage is just shrub filled bedding)

To something like this

With maybe some additional skylighting like this (apologies but these are my sketchup skills)

Key considerations are

* We don't lose garden space
* We don't lose the decking
* The decking height increase is minimal
* Lots of natural light can get in as it's not in direct sunlight (NNE facing and on a N-facing slope)
* We're reluctant to lose garage capacity as it's possible to get two cars in there which future purchasers or wannabe hoarders might appreciate

What else should I consider at this stage?
* I intend to put a cold water supply in so at some point in the future it could accomodate a shower/sink
* Heating I'm expecting to do electrically
* I intend to insulate it to the eyeballs but half of the walls will be in ground so also damp-proofed
* Security wise it'll be alarmed, and will have blinds across the windows

Thanks all

Make sure you have easy access to get your bikes in and out of your new bike workshop easily 😉

Don't forget TV and networking.

I'd probably create some kind of outside cooking area with a sink and pizza oven type thing.

Modern plastic decking - no maintenance and nice and grippy.

why don't you move the decking down and extend the garage, maintaining the same roof line etc. It will be considerably more straightforward, as opposed to the [s]mess[/s] jumbled design you have shown

Decking needs to stay where it is as it's in a great spot with nice views out over the driveway (and across the valley) and across the garden too. Not sure what's jumbled/messy about it as it's just creating a room where there is nothing at the moment with most elements staying as they are, but thanks (genuinely) anyway. Ignore the steps and two-tier decking as some of that will change.

Why not just go up into the garage roof space?

We'd have to increase the height of the garage roof which might impact surrounding properties.

Yes, but is it a better idea?
