Due to the ongoing saga of the building works on my building I now need to find estimated costs for both decorating and plastering.

this only needs to be rough ballpark figures as its a starting point for negotiation.

Ideally what I want is decorating costs £xx per square metre, tiling and plastering as well window frames - large double sash and case - strip and repaint inside and out. Also some roof work - reslating and flashings repair

Anyone know of either what a rough figure would be? Or where I can find this?

Roughly speaking 2 walls each 3m x 3m to strip and replaster, 4 rooms 4mx4mx3m to redecrate including crack filling, bathroom 3mx3mx3m for a complete retile, hallway to redecorate.

sharki - gies a shout!

Del - going very well - nearly complete, total bill up to £1.5 million, damage to my flat at a guess around £20 000. Not one undamaged room. Over a year late. Multiple disputes with Architect, council, main contractors and subbies! Lawyers and councillors involved. Should keep me entertained for another year or two.

It is beautiful tho - or most of it is 🙂

very roughley;

hack off and remove plaster from site - £11sm

Replaster (unibond, render & set?)- £14sm

wall tiling - £40 sm

slating - £150 per man day plus materials

decorating - £400

Ta gooner - just what was needed - just to clarify - decorating £400 for what? Per room?

if they are small rooms £400 should cover both
that said it depends on how much preparation is needed
i have based £400 on not much prep

i also get all subbies to sign something like this;

Any variations or claim for extra payment must be agreed prior to the works being carried out. A price for the works must be agreed before the works are carried out and a written instruction issued by the Client. It is the Sub-contractors responsibility to ensure that any written variation orders/instructions are issued before the works are carried out. A verbal instruction/agreement from the Site Manager does not constitute a variation.
The general rule will be – No instruction means no payment.

Cheers Gooner - the rooms are fairly large - 4mx4mx3m - does that include materials?

I won't be commissioning the work - not for a while anyway but I want to prepare a bargaining position so need to know roughly how much we are arguning about.

yes it should do depending on what tiles you use
i have assumed matt emulsion and white gloss or similar for painting works
