Hi all, hope you can help with this. I've just moved house & the kitchen tap is a mixer one, with handles on either side.

Since we've moved in it's been dripping. Yesterday I took it apart & replaced the washers on the 2 x taps, but not the spout (if that makes sense?) it's still dripping. Any idea what might be causing this?!

Everyone I've spoken to (including google) suggested it'd be a quick easy fix & just need the washers replacing...

You mat find the valve seat (what the washers seal onto) is pitted.  You can get a valve seat cutter which grinds them smooth and sometimes works.  Alternatively, it's time for a new tap.

Or it simply isn't the correct type of tap for the house - some taps aren't suitable for high pressure closed systems and the like.

If this was the name of a horse in a race I'd certainly put a bet on it.  Never stops running.

Ditto the horse named Dusty Carpet.  Never been beaten.
