Looking at selling up and moving north of the border.

Looks likely she can keep her job and I'm.doing my class 1.

We have a load of equity here and a rental we could sell as well though im keen on keeping it.

Looking at dumfriesshire (waves at jason)

So who fancies a 3 bed detached over looking rivington pike with excellent trails from the door and I mean from the door. No tarmac required

We are in the process of doing the same thing.
Except we're aiming for the Tweed valley.
Frustrating that we can't go and view any properties at the moment.

We made the move North 11 years ago.
We have no regrets, and I can't see us leaving ever.
The boys now consider themselves Scottish (gasp) and they too are planning on staying.

I moved up 10 years ago, bloody hell, 10 years already.

Zero regrets, and I didn’t even move to one of the nice bits. Like Matt, can’t see myself leaving, was also in Sheffield (sort of).

What's yer reason for Dumfriesshire? being class 1, I'd imagine access to M74? or you wanna live by the coast?. I really like Moffat/Biggar/Symington area, some lovely countryside, decent hills, close to motorway and Tweed valley, and probably not far off travel time to the Lakes as you are now.

Yeah that's part of the reasoni just like it round there. I'd love glen luce new abbey etc

Coast is lovely and it's got good riding

Not really set on anywhere.

Stranrear is cheaper still

Aye, there's a reason for that! arse end of nowhere! Kippford/sandyhills/haugh of urr area is nice, handy for Dalbeattie too.

Sanquhar is a no, your getting into Ayrshire ex mining village world there, I wouldn't go any further up the A76 than Drumlanrig, Mennock at a push.

@jamesmio lives near Ae, I'm sure he'll offer an opinion, as does @trekster

My cousin lives in Parkgate and I've been up to see him a few times. There is nothing there but I can ride to Ae in about 10 minutes

They're not actually bad. I'm probably a bigger bellend but hey!

I thought sanquhar was ok. Looking as cross Michael's as well.

Got some viewings lined up Wednesday so I'll have a weigh up.

There's a small office at the back with the woodburner.

I need both offices currently as were both flat out in work.

The photo with the gym in makes the room look narrow, agents round on Friday and I'll be getting more photos as I'm not happy with them.

Ill also be pressing for more feedback on what I need to do

Looks in good order. I'd be tempted to put the gym stuff in the garage and stick a single bed in there, but the home offices will actually be a selling point currently, I'd guess.

Set dress the kitchen, bowl of fruit and some flowers. It looks bare in there. Have a look in a house decorating magazine or something (my sister in law does all that shit and it looks amazing).

Bookcases in storage along with the books.

Get rid of the gas bottles - presume for the BBQ, looks like there is not enough storage.

Might be tempted to add 2-3 big flower pots to set dress the back garden.

Dump that rug under the chair in the office, no way that does anything else but rumple and piss you off.

Lovely view.

I like it, 6/10. Another 2 points when set up for photos.

Kitchen is a good size.

As others have said, declutter.
Kerb appeal is a huge part of house selling. Front needs a hanging basket, floral pots and a bush or 2. Hope it goes well for you.

So as an update I've done some bits n pieces on the house and had another agent in and I'm moving agents. Dropped the price a fraction too.

Straw that broke the camels back was the agent inviting people in with the line oh don't worry about masks I'm not.... whilst we where sat in the garden.

The old agent maintains the photos are great....

My missus went nuts.

Good luck, assume you're hoping to be inside stamp duty window? If so I would be kicking off mortgage, surveys and searches asap. Whilst pushing that others in the chain do the same. Everything is taking longer currently.

Sure there will be a slight drop after the survey as is the normal way.

Survey up theres done prior to sale so it's one less thing to to.
