I am thinking of selling early in the new year (to downsize) and friends of a friend are interested and need to buy quickly.
It's a slightly unusual flat without many close comparables nearby, so determining market price without marketing may be tricky. I'd be thinking of getting a valuation from a surveyor who has given a high value to a neighbouring property and let buyers get their own survey then take it from there.
I suppose there's no easy answer! This is Scotland btw.
You obviously have an idea of what you want for it, and your friends will have an idea of what they want to pay - if you can't agree it's pointless.
And if they are getting a mortgage, then the price is pretty much what their mortgage company think it's worth. So easiest is they need to apply for a mortgage, saying the current price is how much you want.
I bought from a friend so no agent involved.
Still had to have it valued and surveyed for the bank though.
Get the estate agents round, then take 5k off to reflect saving on fees and the inevitable 'optimistic' price they give you.
The house I'm in now was bought from our 'landlady', who was actually a friend of a friend. We'd sold our place, needing somewhere to rent, she was trying out co-habiting with a chap.
It worked out OK with the chap, and after 6 months she tentatively mentioned that she was thinking about selling.....we did a quick property search on the street and saw what things had been selling for. Then over a bottle of wine we each proposed a figure- we were within about 2.5% of each other's values so we just split the difference.
We could have haggled etc but it didn't really seem worth it. Then it was just a case of bank, mortgage (which took much longer than it used to), and appoint a solicitor each to get the conveyancing done.
Cheers. I realise it's only what can be agreed that matters. I will be losing money on it (overpaid at the peak of the market) so I don't want to risk losing out.

Our neighbours sold to someone who put a note through their door. Quick sale and saved agents fees. Doenside for them is they sold very cheap. Massive PITA now for us as that sale price is on Zoopla and depresses our value.
If you and the buyer can agree on a price no reason not fo.
I bought a flat from a friend about 10yrs ago when he was returning to NZ. He was a quantity surveyor and I'm a Chartered Surveyor so we were comfortable dealing with property between us. We agreed a valuation and then reduced it by half of what would have been an agents fee. Conveniently, he and his wife left the flat completely furnished, down to the crockery, cutlery and pictures on the wall as we wanted the flat to let it out. Coincidentally I sold the same flat this week, but used a very good local agent who I have known for years. They got 20+ viewings in 14 days. And two offers in the same time. A good, reputable agent is worth it's weight in gold. Its a pity there's too many rubbish ones out there.
get it valued snyway. This is a business transaction after all.
I've already had a valuation, it wasn't high enough, next door has just sold for £60K higher, is slightly bigger and has 1 more room.
Stoner, do you mean definitely use an agent? We only have solicitors and surveyors up here. I've bought and sold, and defended surveyors in professional negligence claims, do I think I know what I'm doing. I might email you.
fyi -otish - I just sold via housesimple @ £195 + Vat (*online only agent - lots of others available)
They do floorplan, photos, skeletal ad, you flesh out etc and then it goes to all relevant websites. They give callers your no - so you do all viewings/negotiations etc.
I did it as the agents just wouldn't go below 1% and 195 isn't quite throw away but it's a LOT less than 1% - no issues and out of all the viewings I'd say only 1 set of chancers.
I bought my house direct of the previous owner who had rented it out to some friends of mine. I bought the house with tenants from her. Worked out great as my mortgage was covered by rent from day 1.
