Just been to look at a house that the wife loves. Looks like it may need a rewire. Any rough quotes for a rewire for a 4 bed house built in 1800s

Sockets are old yellowed plastic and there are a few random blind sockets eg ex immersion. Fuse box looks more modern though.

Can't help with the rewiring costs but don't forget to add in the costs of replastering/redecorating if they have to chase new cables into the wall 🙁

depending on the size of the house and how many circuits you want it could be well over £1000 for a rewire and consumer unit upgrade. If the Consumer unit is relitively modern then chances are that it won't be as old as you think. Modern wiring uses Blue/brown for Neutral and live whereas older properties (pre 1980's IIRC) are black and red.

Hi I'm a NICEIC approved contractor and run my own small business, I would highly recommend you get a electrical installation condition report (EICR) carried out which is a 7 page document and if carried out correctly will give you a true understanding of what current condition your installation is in. Which you can then go from there as to what works need to be carried out which by the sounds of it would be a full rewire, price of which is dependant on many factors spec being the main one. Also it would be cheaper to do a rewire with the property unocupied with no furniture carpets etc and remember you WILL need a plasterer after (presuming you want it all chased in) good luck

Bought a similar house but not quite as old 2 yrs ago, it needed a complete rewire, a mate did mine (he is a sparky) for approx £2.5k included all sockets & switches too (in stainless) had to get a bit of plastering done too due to chasing out, he did me a good deal, but it might give you a round about figure.

I personally charge around the £150 mark, I hear some less and some more just be careful that you don't get a cheaper one done only to find it littered with limitations rendring it usless. Again I personally go through the whole installation very few limitations and takes me the best part of a day

May well be worth doing alongside survey to get us an idea of costs involved.

This place is brilliant for things like this.

in Xcniels favour if he does a EICR then he will be able to give you an honest quote knowing the building and issues, as opposed to a "Blind quote"

Just done an extension on a 1891 house and we had to rewire the whole house .

To keep costs down the builders did the chasing and plastering working along the electrician . We have 4 bed with 6 plugs in each room plus lots more in kitchen and living room , plus outside lights and plugs .

Cost was 2700, but the house was gutted .
