any one know a rough ball park figure for a garage and extra bedroom extension? 1970s build, may have to move a drain or two. anyone done one or had an extension done? how much?

Depends on the area, the spec you want, and the availaibilty of builders to do it, and dont forget the neighbours who may well object, the loccal council planning dept, and a few more things.

You're probably not going to be too far off with £750 - £1,000 per sq metre. And then allow another 25% as your realistic overall spend start to finish. Will depend on area.

Yep, foundations were poured last week and we have a garden full of bricks.

We're having a study, play/guest room with a storage deck over built totalling 25m2 and it'll come in at about £28k, so i would think a rough guide of £1k/m2 is about right. Given that the finish of your garage is lower standard that domestic rooms you might get the price down a bit.

£1K/m2 is always the figure I'd start off with.

Just had one done and the bill came in at £20k for a one story side extension (replacing a garage with two rooms). Additional cost will be landscaping and the internal fit out so a £25k budget is there or there abouts.

PS this is up north prices.

I normally advise to budget between £1200 to £1400m2 for a basic residental extension (down south) and about £750 to £900m2 for a first floor over. A garage will be cheaper so say £900m2 as a guess. Plus VAT if applicable.

A lot people forget about the extras not included in these estimates. Glad to note the last poster highlighted this.

I did my extension last year. 16m2 - basic build cost £51k + VAT. I estimated £18k for the doors and £22k for the building works. The doors came in on budget the building works came in at £33k. (I did add a £2k rooflight however that works out around £3200m2).

Hence the variables!

is 'doors' builder-speak for something or did you really spend £18,000 on some planks of wood on hinges?? 😮

Single storey! It infills between the protruding garage and the back of the house.

"Doors" I have 3 bifold Sunflex SF55 aluminium doors / one single door to match. 3no external / 1 internal. The external bifold doors are 2.3m high rather then 2.1m, coated for coastal environment with internal blinds within the glazing units. 85% of the new "walls" are therefore bifold doors.

The additional costs are for matching aluminium fascia / soffits, concealed fix aluminium gutter and rwp, single ply roof / large single 1800x900mm roof light and cutting and carving internally between the kitchen / existing dining room, forming a stop end on the garage, and steel frame ....

I thought so!

I had an extension built 4 years ago, it was 7m x 3m, ground floor was a garage, upper floor a bathroom and dressing room. It came to £28k inc VAT for the whole thing, the building work was £22k inc vat of this, the rest was fixture/fittings/fit out.
