Both of my lads have finally decided to ditch their BMX's that weigh a ton and now want an MTB each for their birthdays.
One of them is 12 and 5 foot 2 and the other is 10 and just under 5 foot.
Would you look at junior bikes or small adult bikes for them and what do you think is the best value bikes out there for £250.
Ideally an upgradeable frame would take priority over spec as they can always be built onto.

Sounds like xs or s adult bikes. For £250 i'd look in the classifieds as you should get something with a decent frame that you can upgrade/raid the spares box for.

Do you like bike building? I've just bought a 70 € cube hardtail frame of bike discount to build from spares/classifieds etc. Hoping to come in at about your budget to include £100 worth of hope/Crest wheels, although I have most drive train stuff in spares box.
