Evening all,

I have a question for the STW massive as I never failed to obtain useful advice and help in the past

I am planning to move house in the next few weeks and have to provide references. In the last 2 years I have spent most of it living in a tent or in grace and favour properties. Since then I have sub-let a room from a mate without the knowledge of the landlord, though this has been my postal address for a couple of years.

So, can I use my mate as my housing reference?

Thanks in advance, I have been missing for a year or two but am back!

I'd say so. If they check the reference, your mate can say you lived there and he's still alive and the house is still standing. Probably depends what the agent requires though. My references never got checked when I rented.

Employer? That s what I go for if the person has no easy previous landlord to give a reference

They require both a work reference (no problem) and a housing reference. I am pretty sure they will check as well as the referenceing is done by a seperate agency, for a mere £264!

everybody has to start somewhere. can you not pretend that this is your first rent and use your parents or other person to provide a reference?

All the references I've had to supply have usually been a credit check and proof of income I think last time it cost me £200 for the privilege, which was nice ;0)

The rate property speculators/landlords are going bust and repossessed down here it would make more sense if the tenant sought references from the landlords bank, to the effect that the landlord was up to date with the mortgage repayments.

This happened to my brothers work colleague. She was renting a house and the next thing she knew she had 7 days to get out as the house was being repossessed.
