    I’ve heard the paperwork for a BW is straightforward, and am planning an ensuite, requiring a macerator and soil going into a rain water drain (NOT a soak away).

    Any hints…tips…online resources?

    Thought sewage wasn’t supposed to go to surface water/rain water drains

    sewage goes in sewage pipes surely

    So does rainwater if the property is connected to the main sewer.

    And there’s no a soak away of course.

    We’ve done that bit before….builder has told me it WILL BE legitimate…

    Building control is what you’re probably after. Speak to your BCO (building control officer) at the council.

    Maybe it’s a typo and he meant he’s building a warren ?

    ….fully plumbed in with an en-suite for a very happy bunny.

    Uh…yeah…they are called building warrants up here in Scotchland, you need one for most alterations (I’ve had 2 done for me before).

    The the concil dept. You need proper drawings, I will be very suprise if you get permission to put sewage int eh rainwter

    As you need more detailed drawings than for a planning application, I’d be persuaded to get a professional to do them.

    I’m sure TJ can recommend an architect 😉

    Edit: Seriously, try and find either an out of work architect or architectural technician to do them for you
    Edit 2: Speak to the building control officer about the mascerator before you go too far down that route.

    Do you really need a BW for that? Also talking to the coooooncil… I would make an enquiry without giving too much of your address away.

    Also if you need an architect and or structural engineer I can recommend someone in Edinburgh…

    Yep def needed – if I were to sell the house any potential buyer would check with the council and it would show up.

    For such a small job it should be a breeze to get through Building Control. I done quite a few homers for family over the years, drop me a mail if you need a hand.
