SO I am on the verge of starting a part time business, just need a secure storage facility.

However, going through estate agents etc means long term leases and very expensive.

Selfd storage is an option but again seems excpensive.

I live in Hampshire between Winchester and Southampton and aam surrounded by farms and equestrian places. Is there a place that they advertise this sort of thing on or do I just have to doorstep them? Tried gumtree and various other affiliate searches (ggrr) but no luck so far...

Any other tips for storage greatly appreciated

if you go for something a bit 'different' check what insurance will cost before you commit.

Do you just need storage or storage and workspace?

There should be plenty of 600 to 1200st.ft. industrial units going for not much money, and on short term leases.

Farm buildings are fine up to a point but tend not to be secure (and they are damp and cold).

I just rent a couple of garages in a block. Not especially cheap but it is convenient. I 'found' them as they had a for rent sign with a mobile number on them. An unused farm building might work for you but if you want it cheap then I suspect you will need to go direct to a farmer and suggest it.

Rather than wait for something like that to be advertised place adverts yourself stating what you're looking for. I've been able to rent a few barns that way in the past. A friend of mine was offered the drawing room of an otherwise empty stately home on the same basis. What I've found is that smaller estate agents all seem to use the same content management for their web listings, presumably so it integrates with the bigger property search sites. The cms seems not to have a category for workshops and the like so even if they have a garage or barn on their books they are unable to put it online.

My current workshop is a case in point, just a few streets away but not to be found on the agents own website, I was just lucky to spot a to let sign as a result of a detour.

well mainly storage and enough room to box stuff up for posting really...I guess the advantage of self storage is the security and insurance options...mmmm

Actually, try rightmove. A few commercial properties show up on there.

The problem with self-storage is that they tend to be compartmentalised units aimed at just storing stuff, so they may well turn out to be too small/low and have no power/water supply which you would need..
Their insurance may also not allow businesses to be operated from there.
There should be loads of small industrial units around at the moment.
My FIL built a small industrial 'estate' (12 units) for himself years ago and there's all sorts of deals to be done at the moment as owners now have to pay rates on any empty unit so they're keen to get people in even for a short time/minimal cost. I'd suggest going to the commercial estate agents, find a nice small unit and make an offer.
