We're moving into a new house in few weeks time.

There's a 2.5 x 2.5 metre lean-to single story porch at the back that's needing rebuilt. The porch has 2 internal walls and two external. It is currently predominatly windows with wooden frames/structure and a corrugated plastic roof. The house itself is 1900s grey sandstone (Glasgow).

Could anyone give me a rough order of magnitude idea of what we'd be looking at for the following scenarios (we have absolutely no clue and would like to have some idea as to what's possible/affordable before we go and speak to a builder/architect)?

1. Rebuild like with like
2. Rebuild with bricks and mortar and a tiled roof
3. Rebuilt in sandstone matching the building itself

Note that in any case a significant portion of the new structure will need to be window as the porch is the only external light source for the dining room (one of the internal walls which has a glazed double door opening onto the porch).

Option 1 I'd claim was 'repair'. Options 2 and 3 might involve a planning application (existing sounds like a 'temporary' structure), so add £2K for drawings and fees. Phone the planning department, they're quite helpful and you don't have to commit to anything.

Any clues on the actual building cost (x * 1000)?
