Looking at putting engineered wood flooring in my new place.

I have quite a large area to cover, about 49m2, so it's not going to be cheap.

What's the going rate for supply and fit?

Would £70 per m2 be about right? Or will it be more?

Would very much depend on how much prep the floor needs first - might take a day or two to prep! Not worth skipping decent prep or your expensive floor could end up looking crap/creaking etc and you’d have to redo it. Depends on how complex the fit is too - doorways/alcoves all complicate things and add time on. I’d reckon the amount you want fitting would take at least 2/3 days to lay and a day or two to prep so maybe £600-£800 in labour as a bare minimum.

£40 psqm for the cheapest flooring plus other bits and bobs and it’s £3k minimum, but do you want the very cheapest flooring?

When I was looking at Engineered wood for an area around 40 sqm it was coming out at the thick end of £5k. Ended up spending a tenth of that on laminate, looks fine, not as nice as Engineered wood of course, but a hell of a lot cheaper. I figured if laminate only lasts a few years I can replace it multiple times for the same price as Engineered wood. My brother has Engineered wood, it's nice but not £4.5k nicer than laminate...and certainly not maintenance and care free.

What I saved funded the kick ass telly, Quoker hot tap, new CH system and wet UFH and a few other upgrades around the extension which are much more useful than flooring.
