I'm looking to pick the brains/gain some advice from an IFA relating to 95% mortgage possibilities and lending crtieria.

I've been in rented accomodation for 18 months and the house I sold is back up for sale.

on the market marginally more than I sold it for but has had renovation work done I didnt do.

I dont specifically want it back it's just I am in private rented accomodation and want to buy again and it's in my price bracket.

Cards on the table the decision to sell was a stupid one but we didnt listen to advice.

You can get mortgage advice/offers from people other than IFAs. Why just call up a few mortgage brokers and make up your own mind ?

Seeing as my IFA wants to charge me £1500 to 'discuss pensions', I fear you're unlikely to get significant input gratis on here...
